Home Extensions: Headliner

Side return extensions

A side return extension extends your home into the alleyway at the side of your house and is often a fantastic way to create a larger kitchen, dining area or living space.


Side return extensions are commonly carried out on Victorian and other period properties. While a side return extension can be relatively small extension, it can have a huge impact on the look and feel of your home.


Sometimes a side return extension can be combined with a rear extension to create a 'wrap-around' extension for even more space.

Wrap-around extension

A wrap-around extension is a side return extension combined with a rear extension providing maximum space and dramatically changing the feeling and shape of your home. For an open plan kitchen, dining area/living room a wrap-around extension may be the best option.

The wrap-around extension can strengthen the connection between your home and garden using a bi-folding floor to ceiling door, as well as skylights and lightwells to let in plenty of natural light. Building a deck or patio that is on the same level as your home is another way to improve the sense of flow inside and out.

Rear Extensions

Rear extensions, as you might expect, extend out from the back of your property and are typical where there is no side return extension option or for detached properties.  They can dramatically extend the size of your house and usually include a dining or living space in addition.

A rear extension can help you create a dream kitchen with an island, as well as achieve an open plan living space. Open plan rooms are great for families as well as those that love to entertain. Often, these open plan living spaces are ‘zoned’ into three areas – a kitchen, dining area and a seating area – so when you are entertaining, friends and family can mingle and choose which part of the room they want to spend time in.

Double Storey Extensions

Two storey or double storey home extensions can be the most expensive sort of home extension due to the complexity of working across two floors. However, a huge amount of space and value is added to the home, for example giving you additional living space as well as an extra bedroom, office or a luxurious large bathroom.
